The proposed development
The site forms part of the Whitehill Mains masterplan area, which benefits from Planning Permission (ref. 19/00748/PPP) for a mixed-use development.
The proposed development represents an alternative form of development for the subject plot, introducing a community-focused leisure use that complements the vision for the area.
The new proposal comprises a community tennis and padel centre with ancillary facilities, access, car parking, landscape and associated infrastructure and works.
The development will provide a modern, accessible facility addressing the current shortage of indoor tennis provision in Scotland, including one of the country’s only eight-court indoor venues capable of supporting national-level play.

While the proposed development is at an early stage in the design process, it is expected to include the following elements:
Eight indoor tennis courts and six outdoor courts
Six covered padel courts
Clubhouse with reception, changing facilities and viewing areas
Gym, treatment space and flexible social spaces
Café/ bar and small retail provision
Car, coach and cycle parking, including accessible and EV spaces
Capacity to host national and international tournaments
Connections to existing sustainable transport networks
Landscape and drainage infrastructure including Sustainable Drainage Systems (SuDS)
Sustainable design principles and energy-efficient measures
The centre is intended to operate on a not-for-profit basis, with surplus income reinvested into community outreach, youth engagement initiatives and participation programmes.
In addition to day-to-day community use, the facility will be designed to support coaching and player development, as well as hosting regional, national and international tournaments.
